Studio Rental

How does it work?

Professional photographers schedule studio time in hourly increments and may bring clients in for sessions of all types. You have access to a beautiful natural light studio with gorgeous inventory hand selected for your use. Our studio eliminates the need for you to purchase props, store, haul, clean, repair and set up props. We do all the heavy lifting, you just come and shoot and leave. While you are shooting, we greet your clients, give basic directions, and keep them in our waiting area to avoid distractions of your current client. We can help move prop items around the studio, hold reflectors, get kids to smile, offer posing suggestions, and more!

Studio policies

  • No food or drinks (including candy, gum or chocolate). We do allow cake smash sessions as long as they are contained and cleaned up well immediately afterwards. Please notify us, in advance, of such a session.
  • No pets of any kind
  • No smoking
  • No glitter, confetti or bubbles

What is included?

When renting the studio, you do have access to a large selection of props. While it is not ALL of the inventory we have on hand, you do get a nice selection to create a wonderful photo session. Custom set design and prop upgrades are available for an additional fee. Contact us for pricing for these add-on services.

In Studio 1, you will have several seating options including 2-3 sofas, several upholstered and wooden chairs, benches, kids chairs, rugs, pillows, crates, old doors, a wagon, rocking puppy, a large piece of white flooring for cake smash session, and misc props such as books, suitcases, etc. as well as a step ladder and reflector. There is a large 12ft x 8ft moveable wall which has one flat black side and one white side.

In Studio 2, you will have a full size headboard and frame with mattress and box spring with white bedding and bed skirt, side tables and accessory options, an upholstered sofa, an upholstered chair, a vanity with wooden chair, a large collection of pillows, a moveable wall currently covered in book pages, standing doors, a large reflector, and a step ladder.

Do you offer lighting packages?

No, our studio is a natural light studio. Lights may be necessary in the evening if booking after hours sessions, but they would need to be provided by the photographer.

Can I bring a pet?

No pets of any kind are permitted in the studio for liability reasons.

How do I book studio time?

To book studio time, please submit the form with your name, business name, email address, phone number, which studio you need, how many hours, specific day of the week, specific dates needed if known, type of session. I will check the schedule and get back to you with availability. You may also send me a direct request through the Facebook messenger system. Once we determine a date/time you would like to schedule, I will invoice through Paypal for the full amount. The full amount is non-refundable and is due within 24 hours of receipt of the invoice.

Can I tour the studio?

Yes, studio tours are scheduled periodically throughout the month. A full studio tour typically takes 15 minutes. Please send a request for a tour to

Can I arrive early to set up?

The studio time scheduled includes your set up, tear down and clean up time. If you book an hour session, please be prepared to arrive just 5 minutes early and be prepared to exit the studio at your end time. The time scheduled is NOT total shooting time. I do schedule sessions back to back so it is important to only utilize the time you have scheduled.

Can I have hair and makeup services done on site?

Yes, I do allow hair and makeup services on site, however, any time the studio is in use does incur a fee in advance. When booking studio time, please include the full amount of time to be billed.

What if my client cancels their session after I have already paid?

All studio fees are non-refundable. It is recommended that photographers collect a non-refundable retainer from their client for the studio fee amount, at the very minimum, to avoid having to write off the cost of a canceled session.

What if I need to reschedule my session?

Sessions may be rescheduled on an as-needed basis as long as ample time is given.

What if I have a large group?

Studio 1 accommodates large group sessions. For sessions over 5 people, an additional fee will apply. Please notify us in advance, how many people you will have in the studio at one time.

For photographers with a business license:

  • 1-5 people is $65
  • 6-10 people is $70
  • 10-15 people is $75
  • 15-20 people is $80

Can I bring my own props or lights?

Yes, you may bring any of your own props or lighting.

I am an amateur photographer. Can I still book the studio?

Yes, however, the rates for non-professional photographers are $80 for Studio 1 and $100 for Studio 2. Full, non-refundable payment is due via Paypal within 24 hours of booking to reserve any studio time. All studio policies apply for all photographers.

I would like to schedule mini sessions?

Our studio is a great option for mini sessions events! We are located in downtown Dayton, have ample street level parking, a restroom, waiting area, makeup stations and dressing rooms. We greet your client at the door, offer them a seat in our waiting area, and can collect fees for you if preferred. You really just show up and shoot. It’s so easy!
